Lov El Cangrejo is an innovative project designed to adapt to the strict ZM7 zoning of Panama’s new District Plan, which limits building heights to 20 floors. To comply with these regulations, 2 floors of apartments were sacrificed and replaced with additional parking levels. The project offers 2 parking spaces per apartment and visitor parking, exceeding the minimum required by the code. Developed across 3 plots totaling 3,000 m², the project consists of two buildings that integrate efficiently, ensuring spacious common areas and diverse amenities, utilizing both the 500-level, rooftops, and the ground floor. El Cangrejo is a traditionally mixed-use neighborhood, combining leisure, commerce, and residential areas of varying densities. Lov El Cangrejo introduces a covered, air-conditioned "semi-public park" on the ground floor, a shared space accessible to both residents and neighbors, designed to foster community while maintaining privacy and security. This project seeks to offer what others cannot, overcoming urban planning limitations with creativity, without compromising profitability, and improving the quality of life for its residents.
