P.H. Lov San Francisco is a pioneering development on a 1220.00 m² lot, located within a "MAM" zoning district. It was the first building to be approved under the stringent guidelines of the 2022 San Francisco Plan, meeting all regulatory requirements with exceptional efficiency. The project adhered to several key limitations, including a height cap of 14 floors, a single level of attached parking above the ground floor, three basement levels, and a "living" façade at the 100 level that significantly impacted parking design efficiency. In addition, the regulations stipulated a maximum of one vehicular access point per street. Despite these constraints, the design incorporated visitor and for-sale parking spaces that exceeded the regulatory requirements. Prior to selecting this site, we explored five different locations through rigorous design exercises, as the new regulations couldn’t be applied to all land geometries. Lov San Francisco was a perfect fit, allowing us to deliver a highly efficient solution. The project features 80 apartments in a 6-unit per floor configuration, 101 parking spaces, a fully occupied rooftop with communal amenities, a lobby designed as a coworking space, a fitness center, and a recreational lounge. Every square meter was strategically utilized to maximize both functionality and profitability.
